As operators, we strive to do everything we can to ensure that your stay is as enjoyable and hassle-free as possible. In order to ensure this, we kindly ask you to read, accept, and comply with the following rules and requests.

  • COSTS
  • PAYMENT METHOD

Payment can be made via bank transfer, or by SZÉP card or cash.

  • TOURIST TAX

The tourist tax is 550 HUF/person aged 18 and over.

  • DEPOSIT

A deposit of 30,000 HUF is required in all cases, payable in cash upon arrival. If we find everything in order and undamaged upon departure and after cleaning, we will refund the deposit within 2 days of departure.

  • UTILITIES

Heating and cooling can be controlled manually. Our electrical appliances are energy efficient, our light bulbs are LED, and our air conditioners are inverter-driven. The accommodation fee includes a daily electricity consumption of 8 kWh. Any additional electricity consumption must be paid at a rate of 150 HUF/kWh upon departure. The accommodation fee includes 250 l/day water consumption regardless of the number of guests. Any consumption above this amount will be charged at 1500 HUF/m3.

  • CLEANING

The end-of-stay cleaning fee is 10,000 HUF for stays of 7 days or longer. For stays shorter than 7 days, the end-of-stay cleaning fee is 15,000 HUF.

In addition to the end-of-stay cleaning fee, we charge an extra 8000 HUF cleaning fee if the house is not handed over in the same condition as when it was taken over, that is, when:

  • unwashed dishes are left behind;
  • the refrigerator is not emptied;
  • the washed dishes are not put away;
  • the bed linen is not removed;
  • the garden, garden furniture, cushions, and grill are not left in the same condition as when they were upon arrival;
  • dog waste is not removed from the garden;
  • the guests have smoked in the house;
  • etc.

This amount will be deducted from the deposit. Daily cleaning is not available.

  • OTHER COSTS

For groups of more than 7 people, we can accommodate an additional child under the age of 5 in a travel cot at a cost of 7000 HUF/night. The accommodation fee for small dogs is 3000 HUF/night/dog; large dogs or other pets are NOT allowed!

The kitchen is equipped with a 19-liter cold water dispenser. The 19-liter water bottles for the water dispenser are available at a price of 3000 HUF/bottle. We kindly ask our guests to let us know how many bottles they need at least 1 week prior their arrival.

1 SUP is available for rent. The rental fee for the SUP is not per day, but for the entire duration of your stay. During this period, its use is unlimited, and the rental fee is 15,000 HUF.

The jacuzzi is available from the end of September to the beginning of November and from the beginning of April to the beginning of June for a fee of HUF 20,000/stay. The jacuzzi is free to use between the beginning of November and the beginning of April. The jacuzzi is not available between June 1 and September 30, not even upon request. Please inform the Manager if you wish to use the jacuzzi.

  • DISCOUNTS

For any booking of 14 consecutive nights, pay for 13 nights and get one night free.

The jacuzzi is free to use when the booking is paid in full in advance or when a package deal is booked that includes free use of the jacuzzi.

Discounts and special offers cannot be combined.

  • CANCELLATION POLICY

Bookings can be canceled free of charge until 120 days before arrival – only when notified in writing – otherwise the amount paid for the booking will be considered a penalty and will not be refunded, neither in part nor in full. The cancellation fee is 10,000 HUF/booking.

In case of cancellation within 120 days of arrival, the deposit will be forfeited, or you may transfer/sell the booking to another person, but only after a written agreement has been made with the accommodation provider, and with the written approval of the accommodation provider. If you do not take advantage of either option, the entire amount paid will be forfeited.

Bookings made within 60 days of arrival cannot be canceled. Cancellations or date changes are not allowed for any SZÉP card payments.

Bookings made between June 1st and August 31st and December 20th and January 3rd cannot be rescheduled.

  • ARRIVAL AND CHECK-IN
  • ARRIVAL

Arrival is between 1:30 p.m. and 3:00 p.m. Please let us know the expected arrival time one day before arrival. For arrivals after 3:00 p.m., you must provide prior notification. In such cases, please call us at least half an hour before your actual arrival.

  • ARRIVAL BY CAR

Turn into Károlyi Lane at Radnóti Miklós Street 9. Slowly drive down Károlyi Lane until you reach the gate of the house. After unloading your car, drive out of Károlyi Lane and park on Radnóti Miklós Street. Cars are only allowed to stop in Károlyi Lane for the duration of unloading luggage (maximum 15 minutes).

  • CHECK-IN

Upon arrival, the Manager will show you around the house. The house will be handed over after the electricity meters have been read together with the guests and after the codes necessary for entering the house (gate, key safe, room safe, and WiFi code) have been provided. Upon check-in, the necessary documents must be presented, and the mandatory fees must be paid.

  • ADMINISTRATION AND PAYMENT

We cannot accommodate anyone without a valid ID or passport, as well as a residence card. Guests arriving with dogs are requested to bring their dog's vaccination certificate with them. Your luggage cannot be brought into the house before check-in, and we cannot store any luggage after check-out.

The tourist tax is 550 HUF/night/person over 18 years of age, which must be paid in cash upon arrival, along with the deposit and end-of-stay cleaning fee.

  • DEPARTURE AND CHECK-OUT
  • PRE-DEPARTURE CHECKLIST

On the morning of your departure, please ensure that by 9:30 a.m. at the latest, you complete the following:

  • remove all bed linen and place it on the floor together with towels;
  • wash all dishes and put them back in their place;
  • empty the refrigerator;
  • turn off the air conditioning.

Please return the house and garden, grill and outdoor stove, cauldron, sunbeds, and garden cushions in the same condition as when you arrived. Dog owners are requested to remove all dog waste from the garden.

  • DEPARTURE

Please clear all rooms in the house by 9:00 a.m. At 9:15 a.m., we will take over the house, read the electricity meters together with the guests, and settle the finances. The house is cleaned by a cleaning company from 9:30 a.m. and disinfected with industrial ozone according to a strict schedule, so late check-outs are not possible. We do not keep any items left behind in the house or garden after departure, so please make sure you take all belongings with you. We will not store your luggage after check-out.

  • REFUND OF DEPOSIT

If everything is in order and undamaged upon departure and also after cleaning, we will refund the deposit within 2 days of departure. Any damage found during cleaning will be photographed, video recorded, and documented in all cases.

  • ABOUT THE HOUSE
  • CAPACITY

We can accommodate 7 adults + 1 child under the age of five at the house.

  • BEDS AND ROOMS

We only accommodate as many guests in the house as there are normal-sized beds suitable for sleeping. That is 7 people. Sleeping on extra beds, mattresses, on the floor, in the garden, in tents, etc., brought from home is not allowed above the maximum occupancy of the given room or the house. We can accommodate a maximum of 7 people + 1 child under the age of 5 in a travel cot at a price of 7000 HUF/night/child under 5 years of age.

The size of the double beds is 180x200 cm, so they are large, but their maximum load capacity is 120 kg/person. Please use the beds for their intended purpose.

Do NOT move beds or furniture from their designated places or into other rooms! Moving or relocating beds and furniture will result in the loss of your deposit! Do NOT remove the mattress protectors! In case of damage to the mattress (urine, food, chocolate stains, etc.), a compensation fee of 100,000 HUF/mattress will be charged.

In case of booking for 2 people, only one bedroom with one bathroom will be provided for accommodation. The other rooms and bathrooms are kept closed for such bookings. If you book the entire house for 2 people, we will charge the full price for the house.

Before booking, they were aware of the room and bed allocation, which was accepted at the time of booking. Guests use the house and its furnishings at their own risk. The Manager and Owner of the house shall not be held morally or financially responsible for the health or property of guests.

  • KITCHEN

The use of moka pots brought from home is strictly PROHIBITED! Used cooking oil and food waste MUST NOT be poured into the sink, toilet, or any drain. There is a red container in the kitchen for collecting cooking oil. Please use this container or a plastic bottle to collect used cooking oil.

Please clean the hob immediately after use; do not scrub or scratch it with sharp objects or with steel wool or other metal sponges. Please do not leave the hob or any other electrical appliances unattended during use.

The kitchen is equipped with a 19-liter cold water dispenser. The 19-liter water bottles for the water dispenser are available at a price of 3000 HUF/bottle. Please let us know how many bottles you need at least 1 week before your arrival. The water dispenser does not make carbonated water.

Only use dishwasher tablets or liquid dishwasher detergent in the dishwasher.

  • BATHROOM

Do NOT throw food waste, tampons, sanitary pads, kitchen paper towels, egg shells, wet baby wipes or other wipes, wet toilet paper, toilet paper, diapers, or other items ( for example, children's toys) into the toilet! In case of clogging, we charge 90,000 HUF for unclogging.

Only use LIQUID laundry detergent, laundry capsules, and fabric softener in the washing machine.

  • ELECTRICAL APPLIANCES

The use of any electrical or gas appliances brought from home (e.g., fans, portable coolers, electric dehumidifiers or humidifiers, essential oil vaporizers, etc.), any equipment that uses an open flame, any heating (radiators) or cooking devices (gas camping stoves, charcoal cauldron or charcoal and/or gas grills) in the entire house (including the garden) is STRICTLY PROHIBITED!

Do NOT use plug-in liquid air fresheners or liquid mosquito repellents (mosquito nets are provided throughout the property). Furthermore, it is PROHIBITED to use any extension cords or power strips, and it is PROHIBITED to run extension cords from the house to the yard. There is an external connector on the outside of the house.

  • WIFI, TV, GATE, AND SAFE

The codes will be provided upon arrival. The WIFI is free and unlimited. There are 106 channels available on the 3 flat-screen TVs and 1 SMART TV. The Service Provider is responsible for the continuous and error-free operation of these devices. The accommodation provider cannot be held responsible for network failures or other technical faults.

  • AIR CONDITIONING

The house is equipped with air conditioning, which is free to use. Please ensure that you do not operate the air conditioning when windows or doors are open, as the equipment is equipped with sensors and will disable the system. Please also note that the CONTINUOUS unreasonable use of air conditioners (operating while the doors/windows are open, operating all day long, setting the temperature to 18 degrees, etc.) rarely fits into the daily electricity consumption of 8 kWh. Please take this into consideration.

Winter heating is ensured by infrared panels and air conditioners optimized for heating.

  • GARDEN

Setting up any kind of garden tent and lighting fires is PROHIBITED! Do NOT use misting gates or play football in the garden! It is STRICTLY FORBIDDEN to leave any containers filled with food in the garden! Please leave the grill and its utensils, the cauldron, sunbeds, garden furniture, garden cushions, and the jacuzzi in the garden clean and in the same condition as you found them; otherwise, the deposit will be forfeited!

  • CAMERA (CCTV)

The garden and entrances are monitored by two outdoor cameras that record 24/7, which is acknowledged and accepted upon booking.

  • THE AREA

There is a new playground 30 meters from the house with a new basketball court, teqball table, ping pong table, climbing frames, sandpit, and several sandpits on the shore. Upon prior request, we can provide 1 balance bike free of charge for our younger guests.

  • EXTRAS OF THE HOUSE
  • SUP RENTAL

1 SUP is available for rent. The rental fee for the SUP is not charged per day, but per stay. During this period, its use is unlimited, and the rental fee is 15,000 HUF. Guests use the SUP at their own risk. In the event of destruction, loss, or damage (for example, puncturing) of the SUP, a surcharge of 90,000 HUF shall be paid. In case the paddle is lost, a fee of 20,000 HUF shall be paid. Life jackets are available free of charge upon request. Children under the age of 14 must be supervised when using the SUP. Guests are responsible for taking the SUP out and bringing it back to the house. Do NOT store the SUP in direct sunlight in the garden or on the shore. The SUP can be moored in the water to the house's own buoy. Upon request, the Manager will show you the house buoy.

  • JACUZZI

The jacuzzi can be used by a maximum of 4 people at a time. The jacuzzi is only available seasonally from the end of September to the beginning of November and from the beginning of April to the beginning of June for a fee of 20,000 HUF/stay. The jacuzzi is free to use between the beginning of November and the beginning of April. The jacuzzi is not available between June 1 and September 30, not even upon request. Please inform the Manager if you wish to use the jacuzzi.

The jacuzzi is free to use when the booking is paid in full in advance or when a package deal is booked that includes free use of the jacuzzi.

The jacuzzi is provided for the guests at a temperature of 30°C and is always filled with clean, fresh water. The jacuzzi can be heated to a maximum of 40 °C. The jacuzzi can be heated at a rate of approx. 2 °C/hour. Do NOT eat, drink, or put any chemicals in the jacuzzi! In the event of destruction of the jacuzzi, a compensation fee of 300,000 HUF shall be paid.

The jacuzzi can be used at your own risk. The use of the jacuzzi is not recommended for children under 12 years of age and is PROHIBITED for children under 7 years of age!

  • WHAT WE PROVIDE

We provide the following for our guests:

  • kitchen towel;
  • liquid dish soap;
  • dishwashing sponge;
  • liquid soap;
  • toilet paper (sufficient for normal use);
  • private fishing pier, which is free to use (use of the pier is at your own risk).

We provide the following upon request:

  • 19-liter bottle for the water dispenser (3000 HUF/bottle, please let us know at least 1 week before your arrival how many you need),
  • SUP (15,000 HUF/stay),
  • jacuzzi (20,000 HUF/stay),
  • travel cot for children (7000 HUF/night).
  • WHAT TO BRING

Guests are responsible for bringing the following items with them:

  • beach towels and other towels,
  • dishwasher tablet,
  • liquid detergent for the washing machine,
  • detergent capsules/fabric softener,
  • toys for children (including swimming rings, badminton equipment, table tennis equipment, etc.).

In the case of dogs, guests are responsible for bringing the following items with them:

  • food and water bowls,
  • dog bed.
  • GUESTS, CHILDREN, AND PETS
  • GUESTS

SOLELY AND EXCLUSIVELY our registered PAYING guests are allowed to stay in the house, any room of the house, or the garden. Visitors and non-paying guests are not allowed inside the property. This rule is strictly enforced! Violation of this rule will result in immediate forfeiture of your deposit.

Please note that the house can accommodate a maximum of 7 people + 1 child under the age of 5, who can be accommodated on a travel cot for 7000 HUF/night.

  • CHILDREN

We can accommodate one child under the age of 5 in a travel cot for a fee of 7000 HUF/night. Children under the age of 14 are NOT allowed to be left unattended in the house

For your safety, we disinfect the house with industrial ozone before the guests arrive. The house is cleaned by a cleaning company, which is checked by the Owner and handed over to the guests in a clean condition. During your stay, you are responsible for keeping the house and its premises clean. All cleaning equipment is provided for this. All our bed linen is ironed and washed at high temperatures. The house is equipped with hypoallergenic pillows and duvets. Each bed is equipped with one sheet, one pillow, and one blanket suitable for the season, but you will also find extra blankets in the wardrobe.

  • SAFETY AND SECURITY

The house has one codeable room safe and several smoke detectors. The room safe can be coded manually by the guests. If the Manager has to open the safe due to incorrect coding, a fee of 2,000 HUF will be charged each time the safe has to be opened. Please keep yourself and your children safe when using any electrical appliances, especially the hob and oven. Do not allow young children to fiddle with the buttons or knobs on hobs, coffee machines, remote controls, ovens, washing machines, dishwashers, and gate locks.

There are outdoor cameras monitoring and recording the entrances, which you acknowledge and accept upon booking.

If you leave the house:

  • put the key to the front door back in the key safe next to the entrance (Do NOT take the key outside the property!);
  • ALWAYS lock the gate and doors in all cases;
  • switch off all electrical equipment and unplug every charger from the power outlets.
  • GARBAGE DISPOSAL

Please place plastic bags in all trash cans in the house. Please do not store perishable, decomposing garbage in the kitchen trash cans in the house; please take it out to the BLACK garbage cans located in the garden. Never leave food in the garden or anywhere outside. Dispose of plastic and paper waste in the YELLOW bin. Please take the trash from the bins in the house to the bins in the garden by 10 p.m. on Sunday and Thursday evenings. On the morning of collection (Monday and Friday), the Manager will take the bins out to the street and bring them back in after collection.

  • MALFUNCTION OF ELECTRICAL APPLIANCES

In case of any malfunction or abnormal operation of any electrical appliance (dishwasher, washing machine, air conditioners, electric boiler, air fryer, coffee makers, oven, hob, odor and steam extractor, smoke detector, burnt-out light bulb, etc.), please notify the Manager immediately.

  • SMOKING

Do NOT smoke indoors anywhere inside the house! This means that smoking cigarettes and pipes, as well as using candles, incense, and other open flames, is strictly PROHIBITED in all rooms of the house! This rule also applies to e-cigarettes, vapes, and IQOS devices. Smoking is only allowed in the garden by the grill (outdoors). Please DO NOT throw cigarette butts on the ground in the garden; there are ashtrays provided for this purpose.

Fire extinguishers can be found in the kitchen of the house. In the event of a smoke alarm or fire, you are required to immediately call the emergency services on 112, then the Manager on +36 20 510 1992. The person responsible for the fire caused by negligence or otherwise is obliged to compensate for all damages in full.

  • RULES OF CONDUCT

The house is located in a residential area; therefore, between 11:00 p.m. and 9:00 a.m., it is PROHIBITED to make loud noises, shout, or listen to loud music outdoors anywhere in the residential area, including the house and its garden. This does not mean that everyone has to go to bed at 8 p.m., but please be considerate of others' need for peace and quiet.

We are not responsible for your personal belongings, bicycles, sports equipment, air mattresses, and other equipment in the house and garden, nor for the physical safety of you, your dog, or your children. You use the house and its contents and equipment of your own free will and at your own risk. It is STRICTLY PROHIBITED to remove any items belonging to the house, including dishes, furnishings, sunbeds, bed linen, blankets, pillows, cutlery, and towels from the house!

  • DAMAGE, THEFT

Any damage caused intentionally or unintentionally by proper or improper use (e.g., broken bed frame, dirty walls, broken window/door glass, damaged furniture, punctured SUP, etc.) must be reported to the Manager IMMEDIATELY and the damage must be compensated on the spot, regardless of the deposit and regardless of whether it was caused by an adult, a child or a pet. 1 or 2 broken plates and/or glasses do not need to be reported and are not considered damage. In case of losing the house key, we will charge an additional fee of 25,000 HUF/lock replacement. In case of losing any remote control, we will charge a fee of 20,000 HUF/remote control.

All theft and intentional damage will be reported to the police.

  • OTHER RULES

The use of open flames throughout the house, in all rooms, and in the garden is strictly PROHIBITED (including candles, torches, etc.)!

Anglers are requested to store bait exclusively in lockable containers in the garden.

We are not responsible for your personal belongings, bicycles, sports equipment, air mattresses, and other equipment in the house and garden, nor for the physical safety of you, your dog, or your children. You use the house and its contents and equipment of your own free will and at your own risk.

  • OTHER PROBLEMS AND SOLUTIONS

Please note that the Manager is not always near the house and therefore cannot be at your service immediately. Regardless, if any problems arise, please report them immediately, and the Manager will do their best to resolve them as soon as possible. The Manager can be called 24/7 on the phone.

The current house rules will be sent by email at the time of booking. By paying the booking fee, you accept these rules and agree to abide by them during your stay. Financial responsibility shall in all cases be assumed by the "Customer" named on the invoice.
